Timeshare Exit Team is a timeshare cancellation company that, according to some of the leading resort developers in the industry, uses questionable tactics with high costs to get people out of timeshares. They mostly target people who are too desperate to sell a timeshare by owner, use a timeshare broker, or use a service like BuyaTimeshare.com.

It is based out of Lynwood, Washington and has several locations throughout the United States. The company also goes by the name Reed Hein & Associates, but mainly operates by the name of Timeshare Exit Team.

Timeshare Exit Team Lawsuits

In a landmark case that is sure to significantly impact the timeshare exit industry, Timeshare Exit Team was fined $2.6million by the Washington State Attorney General's office for "deceptive timeshare exit practices", with the possibility of that amount increasing to $22million if the company violates the terms of its agreement with the state. In addition, Timeshare Exit Team is currently being sued by Welk Resort Group for allegedly “operating a nationwide racketeering scheme to induce vacation owners to disrupt Welk’s contractual relationships with its vacation owners, causing breach of contracts, delinquencies and defaults that damaged Welk, the vacation owner association and vacation owners” according to BusinessWire.

According to the suit, Timeshare Exit Team allegedly told Welk timeshare owners to stop paying their timeshare maintenance fees. This advice was given with a false guarantee that the timeshare owner’s credit score would not be detrimentally affected by the non-payment. According to the suit filed by Welk, Timeshare Exit Team charged fees of $5,000 and more for their services, in excess of timeshare closing costs. Many reviews on BBB and Yelp claim that Timeshare Exit Team asked for more fees above $1,000 after the cancellation process had already started, but these statements can’t be verified.

Timeshare Exit Team has also publicly stated on latimes.com that their average cost is about $4,000 paid up-front.
